THE APPEAL of Royden Oaks and its nearby neighbor Oak Estates, that flank Willowick between Westheimer on the south and San Felipe on the north is their close-to-everything location and “next door” proximity to River Oaks.

Royden Oaks was developed in the late 1940s by Frank Sharp, who built stylish, California Ranch- style homes on more than 200 home sites. Significant numbers of vintage homes have been replaced by more recent,
larger construction, attracted to these neighborhoods by lot sizes that range from 8,500 to 17,000 square feet. The newer homes range in style from Mediterranean and Georgian to French and Contemporary.


Both neighborhoods’ property owners associations adamantly preserve their subdivisions’ integrity by enforcing deed restrictions. Home owners have back-door trash pick-up and constables hired by the property owners association patrol the area. Both Royden Oaks and Oak Estates are noted for beautiful oak trees and a quiet, neighborly ambience.
